As a leader you will guide our leasing consultants to be the initial contact point, either by phone, on-line or in person, your background in leasing will help guide our leasing consults to connect with prospective residents and showcase the differences that make Griffis Residential unique.

As a Leasing Manager, you are a key player, leading GR's efforts to shape and define a great experience for our existing and prospective residents.
Summary Assists the Community Manager and Assistant Community Manager in all aspects of leasing, marketing and preparation of lease packets, reports and paperwork Carries out community marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals Consistently performs all work activities related to leasing apartments and providing It's About You customer service Principal Responsibilities Supervisory Responsibilities Provides ongoing supervision of Leasing Consultants including coaching, mentoring and monitoring performance and training outstanding customer service skills Griffis Residential Standards Ability to fulfill iPad and Knock leasing and marketing standards including telephone marketing, greeting prospective residents, gathering prospect information via the iPad and OneSite, setting appointments, showing ready and model apartments, generating quotes, following up, closing and securing deposits, and assisting prospective residents with application completion and credit verification processes Knowledgeable about competitors and current market conditions that may influence the community's occupancy and leasing results Develops and implements short- and long-term marketing plans and goals to sustain occupancy, including weekly leasing goals for the leasing team Follows established community policies related to concessions, pricing specials, and other marketing programs designed to boost occupancy Knowledgeable about Griffis Residential sister communities for referral purposes when assigned community availability does not meet the customer's needs Ensures that prospective resident information is maintained in a confidential manner including qualifying information, identification, credit information, resident history, and employment information Assists Community Manger with the review of applications and preparation of paperwork to present to Community Manager for final approval for residency, according to Griffis Residential guidelines and completes the move in process in a quality manner Uses the iPad and Knock to track telephone, internet, and walk in prospective resident traffic and assists in community marketing/advertising efforts.
Maintains iPad functionality and communicates technical difficulties and needs to Power Pro/Knock.
Assists in preparing all new resident leases and lease renewal agreements Professional telephone skills required to communicate product advantages, meet customer expectations, set appointments to visit and tour the community Ability to use the iPad to respond to all internet leads with standardized email, text, and telephone responses Follows-up with customers by email, text messaging, telephone calls and/or written correspondence to express appreciation and finalize decisions to lease and/or renew Reviews all online internet listings and updates as needed to maintain accuracy Prepares market surveys and other marketing, advertising and public relations reports at the Community Manager's direction Assists in renewal program fulfillment with consistent follow up and support of the Community Manager Works consistently to improve leasing performance and customer service skills to achieve excellent leasing evaluation scores of 95% or better.
Must be willing to be evaluated on a regular basis to assess telephone, leasing, and customer service skills.
Leasing evaluation scores below 89% will require retraining to improve performance.
Participates in the delivery and administration of all resident loyalty and retention programs Completes daily inspections of the leasing office, community, amenities, models, and make ready apartments to prepare them for presentation to customers Communicates related maintenance and upkeep requirements to the Community Manager and Service team Performs duties assigned by the Community Manager Community Inspections and Quality Assurance Review Prepares move in gifts and places them in the make ready apartments prior to move in; conducts final inspections and confirms completion of all service requests on or before scheduled move-in date.
Researches and shops the competition a minimum of one time per quarter to ensure that rental rates, concessions, security deposits etc.
, align with market conditions Inspects clubhouse, office, amenities and models, and other common areas daily to ensure they are prepared according to Griffis Residential standards Participates in immediate litter pick up from community exteriors and common areas to maintain community appearance standards Financial Performance Collects, posts, and deposits rents/security deposits and other community income daily Supports the Community Manager in maintaining and managing budgeted occupancy, collections, and expenses Supports the Community Manager in gathering data to create the annual operating plan Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

Preferred Education and Experience High school diploma or equivalent is required.
Bachelor's degree from a four-year college or university or NALP certification is preferred A minimum of two (2) years of experience as an onsite Leasing Consultant, in the multi-family housing, hospitality, sales, or similar industry Ability to motivate, coach and train sales staff Demonstrates and trains leasing consultants to deliver outstanding customer service.
Takes ownership to personally resolve customer problems (or find someone who can).
Ability to evaluate and fulfill community common area and amenity needs, attention to detail and dedication to maintain at the community the Griffis Residential It's About You customer service standards Ability to independently establish priorities, manages time effectively, and fulfills assigned objectives and projects Ability to respond to and resolve unexpected problems and handle priority changes in a fast-moving, fluid environment Demonstrated ability to apply leasing and sales skills including generating sales leads, conducting leasing presentations, qualifying prospects, and closing Demonstrated proficiency in Outlook, Excel, and Word Good communication skills, strong organization skills, and ability to work well with onsite staff, customers, supervisors, corporate office associates and vendors Ability to comprehend legal documents and carry out related rent collections and lease management Demonstrated understanding of property operations with emphasis on lease term management and contract enforcement, including collections Demonstrated commitment to valuing diversity and contributing to an inclusive work environment Note:
